Does a title report show if a quitclaim deed is fraudulent?

I’m trying to sell a parcel of land I own free and clear. My realtor told me that someone quit claimed my property into another persons name. How will this affect the sale? Will it be obvious that this quitclaim deed is fraudulent considering that the name of the grantor on the quitclaim deed was not my name?

  1. You need to report this to the police NOW.

  2. The title report will show the deed. It will not show that the deed is fraudulent. That comes later. The title company will not allow the sale to close until they resolve this issue.

    Quit-claim deeds are not a big threat. I can sign a quit-claim deed on your land. That deed says that i am deeding any interest i have in your property. Since i don’t have an interest, the recipient of the deed gets nothing.

    State and federal prisoners have filed bogus quit-claim deeds just to cause trouble.
