We have a tenant who has been a huge headache. We have given him grace for breaking the rules plenty of times, but he does not seem to be improving. We have decided to terminate his lease. Last night we gave him a letter that explained the lease termination and told him the date (90 days from today) that he needed to by out. He has a month to month lease. In Wisconsin, is there an official form that needs to be given or is a detailed letter enough?

I am about to do lease purchase on my home. Everything I’ve found on internet is long and too wordy. I need examples of clear consice forms. Also if you have any advice about doing this such as what is a good down payment, what is good % of rent to be credited in the event of purchase, things I should avoid, etc. thanks!

Verify the tenant/buyer’s employment history
Ask for many references and check them
Get a large option deposit to create even more value in the tenant/buyer’s mind

Me and two other people are moving into a townhouse. One roommate because of his prior roommate being irresponsible, isn’t able to be put on the lease along with us. Is there a legal agreement form somewhere online that we can have him sign to protect us?
Landlord says she has no problem with him living there, he just can’t be on the lease. Thanks for the input though!
